From the first site visit to the final punch list, SteelPath manages every phase of construction. Licensed, insured, and built specifically for Florida's commercial and residential markets.

Commercial Construction

Office buildings, retail fit-outs, and warehouses built to Florida code. We self-perform concrete, framing, and MEP coordination across the Gulf Coast with our own licensed crews. CGC-licensed, insured to $5M per occurrence, and proven on projects from $150K to $5M+.

Our commercial division handles pre-construction estimating, permitting through all four counties, sitework coordination, structural concrete and framing, MEP subcontractor management, and all interior finishes. We deliver fixed-price contracts with transparent change-order procedures — no hidden escalations, no surprises at closeout.

Residential Development

Multi-unit townhomes, condominiums, and custom builds across Sarasota and Hillsborough counties. From permitting through certificate of occupancy, we manage every phase. Currently delivering a 12-unit complex in Sarasota on schedule and under budget.

Residential services include site acquisition consultation, entitlement support, architectural coordination, permit submission and tracking, foundation and framing, all trades coordination, inspections management, and final CO walkthrough. We build the kind of homes we'd want our families to live in.

Storm Damage Reconstruction

Florida-certified hurricane rebuild contractor. We work directly with insurance adjusters and can mobilize within 72 hours of authorization. Full FEMA documentation support included — Xactimate-compatible scope of work on every claim.

Services include emergency tarping and water intrusion control, structural damage assessment, insurance scope documentation, full rebuild coordination, and permit closeout. We assisted more than a dozen properties after Hurricane Helene and know the Hillsborough and Pinellas building departments' expedited storm permit process.

Pre-Construction Services

Estimating, value engineering, and constructability reviews before a shovel hits the ground. We partner with owners and architects to identify cost savings and schedule risks while there's still time to act on them.

Pre-construction deliverables include preliminary budgets, systems alternatives analysis, subcontractor qualification and early bidding, long-lead procurement planning, phased scheduling, and permit strategy. Clients who engage us in pre-construction typically save 8–14% compared to a competitive bid after documents are finalized.

Tenant Improvements

Interior commercial build-outs for office, medical, and retail tenants. We schedule around business operations — phased work plans, after-hours crews, and coordinated temporary partitions to keep your tenants open during construction.

TI services include space planning coordination, demolition and abatement, new partitions and ceilings, MEP rough-in and trim, flooring and millwork, ADA compliance, and final inspections. We've completed medical, retail, and Class A office TIs across Hillsborough, Pinellas, and Manatee counties.

Project Management & Consulting

Owner's representative services for clients who need a trusted expert on their side. Schedule oversight, subcontractor vetting, and budget control — your interests first, always.

As owner's rep, we attend all design and construction meetings on your behalf, review contractor submittals and RFIs, verify invoicing against progress, report weekly on schedule and budget, and manage the punch list and closeout process. Ideal for owners and developers who don't have in-house construction staff.

Written estimate, value engineering options, subcontractor selection, and contract execution.

Full permit management in Hillsborough, Pinellas, Manatee, or Sarasota county building departments.

Construction

Named superintendent on-site daily. Weekly owner updates. Documented change orders — no surprises.

Closeout

Final inspections, certificate of occupancy, punch list completion, warranty package delivery.
