Getting Started
Yes. SteelPath Builders LLC holds Florida CGC License #FL-CGC1542308, issued by the Florida Department of Business and Professional Regulation. We are licensed for commercial and residential general contracting statewide, with active experience across Hillsborough, Pinellas, Manatee, and Sarasota counties.
Our primary service area is the Tampa Bay Area — Hillsborough, Pinellas, Manatee, and Sarasota counties. We also take select projects on the Gulf Coast from Pasco County in the north down to Charlotte County. If your project is outside this area, contact us and we'll let you know if we can accommodate it.

We work on projects from $75,000 to $5M+. Our sweet spot is $200K–$1.5M commercial and residential contracts, where our team size and self-performance capability give clients the most value. For projects above $5M, contact us to discuss whether we're the right fit.
Project Process
Typically 3–8 weeks for commercial projects depending on type and scope. Residential permits can move faster — sometimes 2–4 weeks for straightforward single-family work. We manage the full permitting process and have established working relationships with all four county building departments. Storm-related permits are often eligible for expedited review.
Both. We self-perform concrete, framing, and general labor with our own 24-person field crew. MEP — mechanical, electrical, and plumbing — is handled by vetted local subcontractors we've worked with across multiple projects. All subcontractors are pre-qualified, insured, and must carry active workers' compensation before stepping on any SteelPath site.
Yes, without exception. Every project has a named superintendent on-site every working day and a project manager reachable by phone. You will never be handed off to a coordinator who wasn't in your kickoff meeting. Craig or Desiree are personally copied on every weekly update email sent to clients.
All changes are documented in writing and approved before work begins. Period. We provide a written change order with itemized labor and material costs, a revised timeline impact, and a required client signature. No surprises on the final invoice. If an unforeseen site condition requires immediate action, we call you first.
Insurance & Legal
SteelPath carries $5M commercial general liability per occurrence, $2M workers' compensation covering all employees and qualified subcontractors, and $1M commercial auto. Certificates of insurance are available within 24 hours of request. We can add project-specific endorsements or additional insureds as required by your contract documents.
Yes. Every SteelPath employee is covered by our company workers' compensation policy. Additionally, every subcontractor working on our sites must provide a valid certificate of workers' compensation before mobilization. We verify coverage before anyone steps on a jobsite — no exceptions, including owner-operators claiming exemption.
Yes. We have extensive experience working directly with insurance adjusters on Hurricane Helene-related claims and other storm damage events. We provide detailed scope-of-work documentation fully compatible with Xactimate and other insurance estimation platforms. Our team can meet adjusters on-site and provide supplemental documentation if initial claim estimates fall short of actual repair costs.
